Provided Services for Purchase and Sale

The mediation will be performed by the registered geometrician Mattia Rosa, enlisted in the Register of Estate Agents of the C.C.I.A.A. (Chamber of Industry and Commerce) of Trento with the Registration Number 1355.
A standard form (selling orders, purchase propositions, visits sheet), comprehensible and well-arranged, will be used for the realization of the intermediation, deposited at the Chamber of Commerce of Trento in comply with legal requirements.
The sale as well as the purchase will be performed step by step to the point of a notarially certified contract. Furthermore, assistance will be guaranteed also for the post-sale period.

Provided Services for Acquirers:

Prior to the conclusion of the preliminary contract:
- visit of the real estate and handing over of information material;
- handing over of information regarding entries of the real estate in the cadastral register for perusal;
- handing over of documents regarding urbanistic regulations interrelated to the real estate;
- assistance in negotiations;
- assistance in taking up bank financing;

Subsequent to the conclusion of the notarial certificate:
- assistance in registration of domestic use;
- notification to the police department regarding the accomplished transfer of property;
- notification to a possible caretaker regarding the accomplished transfer of property;
- assistance in maintenance and cleaning connected to residence and garden;
- assistance in possible reconstructions regarding to the collaboration with professional specialists;

Provided Services for Vendors:

Regarding the sale process and the promotion of the real estate:
- site survey and valuation of the real estate;
- promotion of the real estate on the website and in the display cabinet of our agency, on websites of the real estate sector and in the periodically published journal of our agency;
- periodical report and accounts on the transacted activities and the conducted visitations of the real estate;

Prior to the conclusion of the preliminary contract:
- assistance in negotiations;
- technical, legal and notarial assistance for a convenient continuance of the sale of the real estate;

Subsequent to the notarial certification:
- assistance in registration of domestic use;
- complement of the cession form for the real estate at the municipality;

In prevision to the conclusion of the notarial certification:

- cost estimate of notary charges;
- handing over of all required documents to the notary;
- attendance at the notarial certification act;
